How do realtors breach the contract?

On Behalf of | Feb 8, 2021 | Real Estate |

If you realize that your real estate agent is in breach of contract, you need to know what you can do.

Real estate agents may breach the contract in several different ways.

Securing a low price for your home

According to Homelight.com, realtors may be in breach of contract if they do not tell you about all the offers on your home. One important element of a real estate contract is disclosure. Your real estate agent has to tell you about all the offers that buyers put on your house. This allows you to choose the offer that you think is the most competitive.

Revealing personal information

Another vital aspect of your real estate contract is confidentiality. Your real estate agent usually agrees not to disclose information about you to prospective buyers. If realtors tell buyers why you are selling your home or reveal other kinds of sensitive information, they may be in breach of contract.

Neglecting to market your home

When realtors sign a contract, they agree to do their job well. If they do not do a thorough job marketing your home to buyers, they may be in breach of contract. Realtors may fail to make sure their real estate agency informs buyers about your house. They may also neglect to show your home to certain buyers or wait to put your home on listing sites. All of these situations may be a breach of the contract.

If your realtor is not following the terms of the contract, you should usually speak up immediately. You may want to have a conversation with the real estate agency so they can help you resolve the problem. Additionally, you may choose to stop working with the company.
